Financing to Foreign National borrowers is one of the most misunderstood transactions within the scope of mortgage financing.  I have the resource to take the guess work out of this type of financing.

Foreign National borrowers can basically be broken down into 2 sub-groups:  Canadian/Mexican citizens  &   Everyone Else!

Here are a few basic guidelines to consider when faced with a Foreign National Borrower.

  • Must be 2nd Home Investment [properties may be allowed for Canadian/Mexican citizens]
  • Canadian/Mexican Borrowers allowed to 80% Loan-to-Value
  • Foreign Nationals allowed to 70% Loan-to-Value
  • Single Family Residence, Condominiums & CondoTel
  • Full documentation required
  • seasoned US Funds for minimum 2 months
  • Bank statements
  • 3 to 5 credit referrences

The above informtion is based on a traditional/non-traditional credit score of 700 or better.
