Financing to Foreign National borrowers is one of the most misunderstood transactions within the scope of mortgage financing.  I have the resource to take the guess work out of this type of financing.

Foreign National borrowers can basically be broken down into 2 sub-groups:  Canadian or Mexican citizens  &   Everyone Else!

As of January 2012, here are a few basic guidelines to consider when faced with a Foreign National Borrower with a credit score of 700:

  • Purchase Must be for a 2nd Home (SH) or Investment (INV)
  • Canadian/Mexican Borrowers, allowed as follows:
  • Maximum Loan        Occupancy        LTV        
  • 625,500                        SH            80%           
  • 625,500                        INV          70%            
  • 850,000                        SH            70%           
  • 850,000                        INV           60%           
  • 1,000,000                     SH             60%           

What you will have to provide with your application in order to get a loan in the U.S.

  • 35% down payment is necessary
  • Full documentation required
  • Seasoned US Funds for the closing costs for minimum 2 months
  • up to 6 last Bank statements
  • 3 to 5 credit referrences
  • Especially for Canadians:
  • - provide a copy of your Credit Report with your SSN within 2 days
  • - provide 2 years of your personal tax return
  • - provide 2 years of your T4 form
  • - being able to document your assets and confirm the origin
  • - provide 2 forms of ID with photo like passport & driver's license

The above informtion is based on a traditional/non-traditional credit score of 700 or better.
