Financing to Foreign National borrowers is one of the most misunderstood transactions within the scope of mortgage financing.  I have the resource to take the guess work out of this type of financing.

Foreign National borrowers can basically be broken down into 2 sub-groups:  Canadian/Mexican citizens  &   Everyone Else!

Here are a few basic guidelines to consider when faced with a Foreign National Borrower.

• Must be 2nd Home Investment
• Canadian/Mexican Borrowers allowed to 65% Loan-to-Value for a maximum of US$625,000 loan  (as of April 2010), i.e. 35% down payment is necessary.
• Foreign Nationals allowed to 60% Loan-to-Value
• Single Family Residence, Condominiums & CondoTel

What you will have to provide with your application in order to get a loan in the U.S.

• Full documentation required
• seasoned US Funds for the closing costs for minimum 2 months
• up to 6 last Bank statements
• 3 to 5 credit referrences
• Especially for Canadians:
• - provide a copy of your Credit Report within 2 days
• - provide 2 years of your personal tax return
• - provide 2 years of your T4 form
• - being able to document your assets and confirm the origin
• - provide 2 forms of ID with photo like passport & driver's license

The above informtion is based on a traditional/non-traditional credit score of 700 or better.
